What is real estate crowdlending

Collective financing with real estate collateral.

Real estate crowdlending is a collective financing model in which a group of people lend money, organised through a digital platform, to a developer or owner who needs capital to acquire, build or refinance a property. In return, the lenders receive the principal back in instalments plus an agreed interest.

In Ecuador, this instrument is typically structured through mortgage-secured loan agreements registered at the Property Registry. The platform acts as intermediary: it analyses the project, verifies documents, coordinates the notary and manages the periodic payments until full amortisation.

Step by step

From deed to payment: the life cycle of a participative loan.

Project origination

The developer submits the property, blueprints, municipal permits and the official appraisal. The platform's technical team reviews the project's cash flow and sets the maximum amount to finance (Loan-to-Value).

Publication and funding

The opportunity is published with term, rate, collateral and payment schedule. Lenders review the information memorandum and commit their contribution during the funding window.

Deed and mortgage

Once funding closes, the loan agreement is signed and the mortgage is registered at the Property Registry of the relevant canton. The collateral is held in favour of the lenders or of a trustee.

Amortisation and closure

The developer pays monthly instalments or a bullet payment at maturity, per the schedule. Once the debt is settled, the mortgage is released and the platform issues the final project report.

Why Ecuador is an interesting market for crowdlending.

Ecuador has used the United States dollar as its official currency since the year 2000, eliminating exchange-rate risk for USD-denominated operations. Cities such as Quito, Guayaquil, Cuenca, Manta and Samborondón concentrate most of the residential and commercial demand, with multifamily housing and tourism projects growing strongly towards 2026.

In 2023 the Superintendency of Companies, Securities and Insurance published the Rules for the Operation of Collaborative Financing Platforms, a pioneering framework in the region that gives legal support to real estate crowdlending and crowdfunding operations in the country.

It depends on the quality of the platform, the notary and the Property Registry involved.

Do I need to be a resident of Ecuador to participate?+

Not always. Many platforms accept foreign participants complying with KYC/AML procedures and with a contract governed by Ecuadorian law.

How is the interest taxed?+

Interest received by individuals resident in Ecuador is declared as capital income before the SRI. Non-residents are subject to the withholding regime in force in 2026.

Is the mortgage real or symbolic?+

It is a real mortgage registered at the Property Registry. You can verify it with the property's encumbrance certificate.

How does it differ from buying an apartment to rent?+

When you buy, you take on management, property taxes, maintenance and appreciation risk. In crowdlending you lend money at a fixed term with collateral and do not manage the property.

Can I lose all my money?+

There is a risk of partial or total loss. The mortgage collateral reduces the risk but does not eliminate it.
